MARKETABLE TIMBER
Selling all species of Timber located on a 400 acre +/- farm having approximately 175 to 200 acres of wood land. The Timber species include White Oak, Red Oak, Walnut, Yellow Poplar, Hickory, Hard Maple & miscellaneous hardwoods. The estimated board feet according to the seller is approximately 350,000 to 400,000 board feet more or less. The purchaser should make their own inspection and calculation of board feet prior to the auction. The aerial plat is from the PVA office. The timber areas are 16-21E top of plat, 16-25 left center, 17-4A bottom, 28-18 right center, 28-17-B across Hendrick-Newman Road from house & barns. 16-21A is for access use only, if needed, no timber.
TERMS & CONDITIONS: TIMBER: Payment in full day of auction with signing of timber contract, by cashier’s check or personal check with up-to-date bank letter guaranteeing funds payable to Barr Realty & Auction Co. All bidders must register prior to the auction to receive a bidding number and must have a picture ID or drivers’ license. TIMBER HARVEST SIZE: 14 inches in diameter at ground level for all species of trees with 24 month removal period. The farm will have an up-to-date survey prior to the auction on the acreage across Hites Run Creek. Inspect at your leisure. The timber after the check has cleared the bank. BUYERS’ PREMIUM: A 10% Buyers’ Premium will be added to the winning bid to determine the final selling price.
