TERMS & CONDITIONS: REAL ESTATE: The following deposit will be required day of auction: Parcel 1 - $2,500.00, Parcel 2 - $500.00, Parcels 3 & 4 - $1,500.00 each with balance due within or upon April 29th, 2014 by 4:00 PM CDT. All deposits to be made in the form of cash, cashiers’ check or personal check with up to date bank letter guaranteeing funds. All bidders must register prior to the auction to receive a bidding number and must have a picture ID or driver’s license. The houses were built before 1978. Lead paint could be present, make your inspection 10 days prior to the auction. Purchaser will be required to sign an inspection waiver prior to signing a sales purchase agreement day of auction. TAXES: Paid by buyers for 2014 city/county. POSSESSION: Date of new deed transfer only. PERSONAL PROPERTY: Payment in full by cash or good check day of auction and possession day of auction except for the car after transferred at the court house. BUYER’S PREMIUM: A 10% buyer’s premium will be added to all winning bids to determine the final selling price.
