BARR REALTY & AUCTION CO., INC. has been selected by Willis and Janeise Chancellor to conduct the following Absolute Auctions. Auctioneers Mark Barr, Stephen Barr, Jamie Barr, Bobby Carwile and apprentice Dennie Armes with offices in Hardinsburg and Brandenburg, KY.
ORDER OF AUCTION: Going on the auction block at 10:00 AM CST sharp will be the Real Estate followed by the Personal Property.
THE AUCTION WILL BE HELD INDOORS AT 112 SOUTH MAIN STREET DOWNTOWN HARDINSBURG, KY NEXT DOOR TO WXBC RADIO STATION.
REAL ESTATE AND PERSONAL PROPERTY
Parcel 1: Consisting of a 3 bedroom brick home with kitchen and dining room combination, living room, bath, utility area, front & back porches, has city water and available to natural gas. Fronts both US 60 and Harned Street, has 1 car garage & nice shaded lot.
Parcel 2: 2.864 acres, all open land, lying in the city limits of Hardinsburg and available to all city utilities. The Real Estate fronts Old US 60 but access must be approved by KY Transportation Department. The only access is from West 3rd St. at this time by a 40 ft. shared ingress and egress easement. The Real Estate is zoned Agriculture.
Inspection of Real Estate: Parcel 1 will be open for viewing the morning of Saturday, December 14th, 2013 from 8:00 AM CST until 10:00 AM CST or by appointment by contacting Barr Realty & Auction Co., Inc. Parcel 2 may be viewed at your leisure.
Personal Property: The refrigerator & electric cook stove will be at the Parcel 1 location for viewing day of the auction but will be sold from the auction site downtown. Other items to be sold: refrigerator, dinette table w/ 4 chairs, 2 entertainment centers, full or queen size bed, portable wine rack w/ drawers, stereo w/ speakers, Oak dinette table w/ 4 chairs, vinyl records, vacuum, Coleman camp stove & grill, air hockey table, dishes, pots, pans and box lots.
TERMS & CONDITIONS: REAL ESTATE: Parcel 1 & 2 will require a $3,000 deposit each with balance on both parcels due by Tuesday, December 31st at 4:00 pm CST. All deposits to be made in the form of cash, cashiers’ check or personal check with up to date bank letter guaranteeing funds. All bidders must register prior to the auction to receive a bidding number and must have a picture ID or driver’s license. Parcel 1 house was built before 1978. Lead paint could be present, make your inspection 10 days prior to the auction. Purchaser will be required to sign an inspection waiver prior to signing a sales purchase agreement day of auction. TAXES: Paid by sellers for 2013 city/county. POSSESSION: Date of deed transfer only. PERSONAL PROPERTY: Payment in full day of auction and possession day of auction. BUYER’S PREMIUM: A 10% buyer’s premium will be added to all winning bids to determine the final selling price.
