From the Brandenburg By Pass Road at the Fairgrounds take Hwy. 1692 three miles to Hwy. 144, turn right, proceed 15 miles to Hwy. 259 (Mooleyville Road) near St Theresa Church, turn right, go 2 miles to the second entrance of Hillbrooke Ln, turn left, continue one-half mile to Morsey Lane (Signs Posted).

ORDER OF AUCTION: Selling at 10:00am CST sharp will be the timber followed by the tractors, truck, farm machinery, farm items, tools, followed by furniture and household items.
MARKETABLE TIMBER
Selling will be approximately 576,700 board feet of marketable timber located on 103 acres. It was recently cruised by forester Kraig Moore. Species footage is as follows: White Oak 173,400; Misc. Red Oak 140,300; Yellow Poplar 96,000; Hickory 46,600; Sycamore 20,000; Hard Maple 18,000; Beech 17,500; Black Walnut 13,600; Red Cedar 11,000; Ash 11,200; Chinkapin Oak 5,000; Sweetgum 5,000; Black Cherry 4,700; Post Oak 4,000; Scarlet Oak 2,000; Misc. Hardwoods 8,400. Average tree volume is 130. All species of trees measured 16 inches across the stump measured at ground level, with an 18 month removal period. The property has been recently surveyed. The outside boundary of the farm is primarily dry creek bed and some old fencing. Note: There is an interior farm boundary line flagged with pink flagging. The interior line has no significance to the timber boundary lines, please disregard the flagged line. This timber is easy to inspect by pickup truck or ATV. TERMS AND CONDITIONS: TIMBER: $20,000 down day of auction, balance due by – January 16, 2015. All species of trees measured 16 inches at ground level with an 18 month removal period. Immediate possession after paid in full. All bidders must register prior to the auction to receive a bidding number and must have a picture ID or driver’s license.
