Selling will be approximately 240 acres (per a recent land survey) with approximately 166 acres of cropland, the balance being wooded with mature timber. Structural improvements include a 1.5 story aluminum sided farm house with four bedrooms, living room, kitchen, bathroom, utility room, front porch and metal roof. There are three barns: 48’ x 60’ tobacco barn, 48’ x 60’ pole barn, 24’ x 56’ hog barn and a large implement shed. The house and all barns need renovation. The majority of the cropland is level. The farm has not been row cropped in many years. However, it has a 59.2 acre corn base and 3.4 wheat base. The buyer will be allowed to take possession of the cropland immediately in order to plant a 2017 crop. Grayson County water is available. The timber cruise indicates 558,000 board feet of timber with following tree species and board footage amounts: Hickory 98,000; Hard Maple 97,000; Misc. Forester Kraig Moore estimates a timber value of $192,600. This is a rare purchasing opportunity because this farm has not been on the market since 1939.
